Calgary's Renovation Market: By the Numbers

Calgary has emerged as the standout story in RenoIntel's 2026 Canadian permit dataset. Among all major Canadian cities — defined as municipalities issuing more than 2,000 residential permits annually — Calgary posted the highest year-over-year permit growth in both Q4 2024 and Q1 2026.

What's Driving Calgary's Growth

In-migration. Alberta continues to absorb significant interprovincial migration, and Calgary is the primary destination. New residents purchasing homes — particularly in established neighbourhoods — typically undertake renovation projects within 12–18 months of purchase. The migration wave that began in 2022 is now visible in permit data.

Economic strength. Alberta's resource sector and diversifying economy have kept unemployment low and household incomes elevated relative to other provinces. The financial confidence required for a major renovation project is higher in Calgary than in markets facing economic headwinds.

Housing stock vintage. A large share of Calgary's residential stock was built in the 1980s and 1990s — precisely the age range where full kitchen and bathroom renovations move from optional to necessary. RenoIntel's data shows that renovation intensity correlates strongly with housing age in the 25–40 year range.

Neighbourhood-Level Activity

Calgary's permit activity is not uniformly distributed. The highest-volume neighbourhoods in Q1 2026 were:

  • McKenzie Towne and Copperfield (SE): high addition and secondary suite permit volumes
  • Beltline and Mission: kitchen and bathroom permit concentration in condo conversions
  • Tuscany and Royal Oak (NW): mature suburban renovation activity, high average declared values
  • Inglewood and Ramsay: heritage-adjacent renovation activity, complex permitting, high contractor demand

Outlook for 2026

RenoIntel's pipeline data — permit applications in review — suggests Q2 2026 will sustain or exceed Q1 volumes. The City of Calgary's permit office has been processing applications at above-average speed relative to comparable municipalities, which reduces the lag between application and project start.

For businesses serving the Calgary market, the data argues for increased presence and earlier investment. The market is moving faster than most national forecasts anticipated.
