The Real-Time Intelligence Layer
for Canada's Construction, Renovation & Real Estate Market

Permits, commercial development, renovation activity, and early-stage project intent data powering contractors, suppliers, lenders, and institutional investors.

B2B SaaS 28 Cities Active 121,665 Permits in DB $32.8B Tracked Value 6 Provinces $100B+ Market
The Problem

The renovation and building ecosystem operates with significant information lag. Key spending decisions are made without early-stage visibility.

Contractors

Spend significant time on manual estimating and unclear project scopes — no unified view of incoming demand in their market.

Brands & Retailers

React too late to demand signals. By the time permits appear, product and contractor decisions have already been made.

Municipal Data

Fragmented, delayed, and inconsistent across Canadian cities. No unified format — dozens of incompatible systems and APIs.

The Solution

RenoIntel aggregates renovation intelligence from three compounding data layers, creating the earliest and most complete view of residential construction demand in Canada.

1

External Data Sources

Municipal APIs, open data feeds, manual CSV/Excel imports, email-based permit updates, and software partnerships — currently covering 28 cities across 6 provinces.

  • ArcGIS FeatureServer integrations (Halifax, Kitchener, Hamilton…)
  • CKAN / Socrata open data APIs (Toronto, Montréal…)
  • donneesquebec.ca CSV feeds (Laval, Québec City…)
2

Owned Data Engine — RenoPlanner.ai & PermitPal

RenoPlanner.ai — A homeowner-facing renovation planning and budgeting tool that captures early-stage intent before permits or contractor engagement begins. Produces structured project-level data (scope, budget, location, timeline) that feeds the intelligence layer.

PermitPal — A permit directory and AI agent dedicated to helping homeowners and contractors with permit support, application tracking, and submission. Unlike municipal data which arrives weeks or months after the fact, PermitPal captures permit intent and application activity in real time — giving RenoIntel a proprietary, first-party stream of permit data that no competitor can access. This is the long-term foundation for building our own source of permit intelligence, independent of any municipality.

3

Contractor Network

10,000+ contractor ecosystem feeding real-world project activity. Validates demand signals from other layers and continuously improves data accuracy and coverage.

Data Expansion Strategy

A continuously expanding data pipeline designed to increase coverage, freshness, and granularity over time — compounding with each phase.

Phase 1
0–6 months

Coverage Expansion

  • Add municipal API integrations across major Canadian cities
  • Expand manual CSV ingestion for smaller municipalities
  • Standardize permit schema into unified national format
Phase 2
6–12 months

Frequency & Freshness

  • Shift to daily ingestion cycles across all sources
  • Automated data collection and fallback systems for non-API cities
  • Monitoring layer for real-time change detection
Phase 3
12+ months

Partner Expansion

  • Direct system-level feeds from municipal software providers
  • Partnerships with construction, design, and supply chain platforms
  • Structured contractor and supplier data ingestion
Phase 4
Continuous

Owned Data Growth

  • Expand RenoPlanner adoption to increase proprietary pre-permit intent data
  • Scale PermitPal as Canada's permit directory and AI application agent
  • Capture first-party permit submissions before they reach any municipality
  • Product-driven virality generates continuous, proprietary data creation
Mission: Own the Permit Stream
Our long-term strategic mission is to build a proprietary source of Canadian permit data — not just aggregate what municipalities publish. PermitPal (permitpal.ai) is a permit directory and AI agent that guides homeowners and contractors through permit requirements, application support, and status tracking. RenoPlanner.ai captures renovation intent at the planning stage. Together, they create a closed-loop data flywheel: the more homeowners use our tools, the richer our permit intelligence becomes — fully independent of municipal API access or policy changes.
A compounding system where data volume, freshness, and predictive power increase daily — with each phase unlocking the next.
Core Advantage

Unlike traditional permit tracking platforms, RenoIntel does not rely solely on post-approval data. We combine four signal layers to create a multi-layer, address-level dataset of active and emerging renovation projects.

What we combine

  • Public permit signals (28 cities, 121k+ records)
  • Contractor activity and project confirmations
  • Homeowner planning behavior via RenoPlanner.ai
  • First-party permit applications via PermitPal
  • Product-level specification intent

What this enables

  • Identify demand before purchase decisions are made
  • Predict project categories and budget ranges
  • Track renovation activity at address level
  • See trends before they appear in traditional channels
Data Moat

Defensibility is built on three compounding advantages that become harder to replicate over time.

Early Intent Capture

RenoPlanner.ai captures demand data before permits exist. PermitPal captures the permit application itself. Together they give us intent-to-submission coverage that no competitor can replicate.

Multi-Source Aggregation

No single competitor has access to all data layers simultaneously. Our architecture normalizes across dozens of incompatible city systems.

Network Effects

Contractors, homeowners, and brands continuously improve dataset quality. Each new participant strengthens the system for all others.

Market Opportunity

The North American home renovation market exceeds $100B annually. Despite this scale, decision-making across contractors, brands, and retailers remains fragmented and reactive.
